Improving your rating

How to improve your EPC rating

You don't need to guess. Your EPC already lists the improvements an assessor thinks would raise the rating. Here's a sensible way to plan the work, with the 2030 rules in mind.

  1. Read the recommendations on your EPC. Look it up on the official register. The recommendations section lists suggested improvements and how much each might raise the rating.
  2. Start with the fabric. For 2030, the fabric rating must be C. That's about keeping heat in: loft insulation, cavity wall insulation, draught-proofing, and better windows and doors.
  3. Get a smart meter fitted. Under the proposals for new EPCs, a smart meter would be the minimum for C on smart readiness, one of the two ratings you can choose for 2030. Your energy supplier fits them at no extra charge.
  4. Think about heating when it's due for replacement. Under the proposals, a gas or oil boiler couldn't score C on the heating rating, but a heat pump would. If you replace heating, check the Boiler Upgrade Scheme first.
  5. Check grants before you pay. See grants for landlords.
  6. Keep every invoice from 1 October 2025. It all counts towards the £10,000 cap for 2030. Reasonable EPC costs count too.
  7. Get a new EPC after the work. The rating doesn't change until a new assessment is done.

Before you spend big: new-style EPCs in 2027 will score homes differently, and the final band boundaries haven't been set. Fabric improvements such as insulation and draught-proofing help under both the old and new ratings, so they're a safe place to start.

If you can't reach the standard

If a property can't reach the minimum within the cost cap, or work isn't possible, you may be able to register an exemption. Read about exemptions →

Keep receipts and certificates with each property

LandlordHub stores your documents, expenses and certificates against each property, so you can show what you've spent towards the cap. See how LandlordHub helps →
