EPC exemptions for landlords

If you can't bring a property up to the minimum rating, you may be able to let it with an exemption. It only counts once it's on the official PRS Exemptions Register.

How to register an exemption

  1. Check you qualify and gather the evidence, such as quotes, expert reports or refused consent.
  2. Register it on the PRS Exemptions Register on GOV.UK, with your evidence. The exemption only takes effect once it's registered.
  3. Diary the end date. When it expires you'll need to try again to improve the property, or register a new exemption if you still qualify.

Giving false or misleading information on the register can cost up to £1,000.

Exemptions for 2030 (minimum C)

The government plans these exemptions for the new standard: high cost, all relevant improvements made, cost cap reached (£10,000), property value adjustment (homes under £100,000), solid wall insulation, negative impacts, third-party consent and new landlord (6 months). The cost cap, property value and negative impacts exemptions are planned to last 10 years; the others are typically 5.
